Student Booking Process

Once you have decided on a room or property with us you will need to complete an Assured Shorthold Tenancy Agreement. 

A Guarantor is required, we will provide you with a form which needs to be returned to us within 14 days. 

The Deposit is payable one month before the tenancy commences with your first rent due 10 days before the tenancy commences.    

A £50 non-refundable booking fee is payable per tenant at the time of booking.  

Professional House Share Booking Process

The deposit and rent is due before you can move in.  

Residential House Booking Process 
Should you wish to apply for a property a non refundable administration fee/ reference check of £120 will be required for the application to go ahead. Please check the property details for deposit details.  

Packages
Each of our properties offer different packages. The majority of our student properties are all inclusive of gas, electric, water, TV licence and wireless internet. Some also offer a TV and TV packages.
We have a small amount of student properties non inclusive of bills.

A fair usage policy applies to the Utilities, please check the property particulars. 

All of our Professional houses shares are all inclusive
Our Residential Houses are all excluding bills unless otherwise stated. 

Insurance
All of our properties have buildings insurance. Tenants are responsible to get Insurance for their possessions. In the past we have used Endsleigh Insurance 

Internet
In our student and professional house shares we provide Virgin Wireless internet unless otherwise stated in the property details. 

Council Tax
Students are exempt from Council Tax if the course is classed as full time which involves at least 21 hours study a week. You need to provide us with your student id / enrolment number so we can pass to Lincoln City Council.  

All Residential House Lets are responsible to pay their own council tax.
Professional House Shares include council tax.  

Key Collection and Moving In 
Please contact us at least 72 hours so we can meet you at your LetsRent home with your keys during office hours.
Keys are available from 9am of the contract start.
If you are a student moving in with a group of friends, the first housemate to collect keys will be issued all keys and the Inventory. 
Rent and / Deposits need to be paid before keys can be released. 

Weekend key collections are available if your contract start falls on a weekend only.
 
Maintenance
If we are managing the property we provide a fully maintained service, we prefer general routine maintenance via email for a quicker response and paper trail. For emergencies Tenants are issued with a telephone number to call. For all maintenance we always strive to respond promptly.

Emergencies within 24 hours
Includes loss of power, a unsafe situation, toilet not flushing, water leak including collapsed ceiling and a leak from a heating system.

Urgent Repairs within 3 working days
Includes partial loss of power e.g. light sockets, blocked sink, loss of heating or hot water supply

Priority Repairs within 7 working days
Includes leaking roofs

Non Priority Repairs within 28 working days
General Maintenance

Tenants are responsible to replace light bulbs in bayonet light fitting and any batteries within the property.

FURTHER INFORMATION FOR STUDENTS

Safety and Security
The safety and security of our Tenants is our number one priority. Fire alarm systems including heat and smoke detectors are fitted as standard and we carry out regular fire alarm testing. All properties have up to date Gas Safe and Electrical certificates.

As per Lincolnshire Fire and Rescue and the Lincoln University's code of practice thumb turn locks are fitted so in the event of a fire a key is not required to exit the property.

Pastoral Care for Students
We are on hand to assist students and can advise who you can contact to get further student support.

As parents ourselves we understand how you want to ensure your Son or Daughter is safe and secure whilst studying away from home. This page is designed to answer most of your questions. Please contact us if we can assist with anything else.  

Moving Out
We will write to you 8 weeks before your contract end to remind you of the moving out procedure.
