Student Information

After viewing and choosing a student house with us, the application is straightforward with noting to pay up front. A Guarantor is required for each student.
A deposit of £250 due a month before the tenancy commences, this is registered with the DPS, first rent due just before the tenancy commences. All remaining rent payments can coincide with your student loan dares. 
All Student contract lengths are 11 months/ 48 weeks duration. 

MOVING IN
We will meet you at your property at a mutually agreed time from when your tenancy starts, you will also receive your inventory and full moving in information.

RENT & DEPOSIT
The rent is to be paid to us by standing order on the dates as agreed in your tenancy agreement, unless otherwise agreed prior, your deposit is lodged with the Deposit Protection Scheme.

COUNCIL TAX
If you are on a qualifying course you are exempt from paying council tax.

INTERNET
Provided in all of our inclusive packages.

CONTENTS INSURANCE
Contents insurance for your belongings is not included in your package please ensure you are adequately insured. Building Insurance is provided by the Landlord.

RESIDENTS PARKING
You arrange this with Lincoln City Council.

PETS
Pets are not permitted, sorry.

SAFETY
All properties have current gas, electrical and fire risk assessments. If these are due for renewal during your tenancy we will advise you of the date.

UTILITIES
The majority of our properties are ALL INCLUSIVE however you MUST use these sensibly. Please set the timer on the heating and do not leave on constant, we will take regular meter readings to ensure the utilities are not overused. You are responsible to monitor your consumption.

MOVING OUT
We will write to you during May / June before your tenancy ends. Please leave the property as you found it removing all of your belongings and rubbish. At the end of your tenancy we will carry out an inspection and arrange your deposit to be returned to you minus any deductions if required.

MAINTENANCE
For all General Maintenance please email info@letsrentlincoln.com We prefer all maintenance by email so we have a paper trail.

EMERGENCY REPAIRS
Only toilet in the house not working/broken, structural damage e.g. full holes in ceilings, windows, walls, significant water leaks from ceiling/roof, flooding, gas leaks and fire.
Call the Emergency Number when it’s out of hours

LOCKED OUT / LOST KEYS
Please keep your keys safe, the cost to replace a key the same working day is £20 per key plus call out fee. if you are safe and can wait until the next working day the cost for a replacement key is £10 per key only and no call out fee.

If you are locked out, out of office hours but happy to wait until the next working day as you can stay at a friend’s house or get into the communal areas of your house please email us and we will attend the next working day at no charge.

Should you wish to be let in the same day the cost is £20 during office hours and £50 out of office hours.
